255 Pitt Street is a strategic repositioning of an existing commercial building, undertaken on behalf of the Landlord to attract new tenants and establish a strong precinct identity built on the building's location and amenity offering.

As client-side Project Manager, Patrick led the core aspects of delivery, from functional briefing through design, procurement, construction and commissioning. He also represented the client as Superintendent under the Construction Contract.

Key Outcomes

  • Developed a workplace functional brief in consultation with the Landlord and leasing agents, then managed it through the project lifecycle to support the building's repositioning and leasing objectives
  • Delivered design management on time and within budget against the client's return-to-market programme on a complex refurbishment
  • Procured and constructed multiple speculative fit-outs and refurbishment works, including large stair and void infills across multiple floors and lobby and amenity upgrades, much of it within live environments and sequenced to land with the client's return-to-market launch events
  • Coordinated extensive base building services upgrades as part of an integrated delivery
