Project Erskine is the adaptive reuse and transformation of an existing commercial office into a new boutique hotel. The former Bank of China Building in the heart of Sydney will be converted into a new 152 key hotel, offering a diverse mix of F&B venues. The project aims to enhance activation and vibrancy in the locality through new publicly accessible restaurant and bar offerings on the ground floor and rooftop.

The design builds on the strength of the original building. Through the combination of restoration and reuse of the existing structure, alongside the addition of new bronze, arched canopies and spandrels, the project creates a welcoming hospitality venue with an engaging streetscape.

As client-side Development & Project Manager, Cerulean’s scope involves end-to-end consulting including functional briefing, delivery (design, procurement, construction & commissioning) and operator management.

Key Outcomes

  • Management of the Operator’s brand standards, ensuring compliance with regulations, the Principal’s Project Requirements and operator’s brief through a collaborative client-consultant partnership.
  • Complex hotel functional brief while working within the constraints of an existing commercial building with a small floorplate.
  • Completion of Pre-Construction design management, procurement and authority approvals to enable construction
