Project Erskine is the adaptive reuse and transformation of an existing commercial office into a 152-key boutique hotel.

The former Bank of China Building in the heart of Sydney is being converted into Hilton Motto, a globally recognised hotel brand entering the Australian market for the first time.

The project enhances activation and vibrancy in the locality through new publicly accessible food and beverage offerings on the ground floor and rooftop, with the design retaining the concrete frame and restoring the arched colonnade base to create a refined civic presence.

As client-side Development and Project Manager, Cerulean's scope involves end-to-end consulting including functional briefing, design management, procurement, construction and commissioning, and operator management.

Key Outcomes

  • Government approvals, recorded as high impact programme risks, obtained with nil impact to project programme through concurrent activity management and proactive authority engagement
  • Operator brief evolved continuously through design, requiring active scope and change management to maintain programme and budget alignment
  • Management of the operator's brand standards, ensuring compliance with regulations, the Principal's Project Requirements and the operator's brief through a collaborative client-consultant partnership
  • Complex hotel functional brief developed and managed within the constraints of an existing commercial building with a constrained floorplate.
